Explore the Neighborhoods of Corvallis

Corvallis is the quintessential college town, with a diverse cultural scene, spectacular recreational areas, and plenty of dining options. Spanning about 14.3 square miles, it’s the ninth most populated city in Oregon, with a population of 61,468, according to the 2024 census. However, it still exudes small town charm and a strong sense of community. You’ll find plenty of access to open-spaces for hiking, established bike lanes throughout town, and pedestrian-friendly spots. There are seven distinct neighborhoods in Corvallis, all which offer something unique to visitors and residents. Let’s explore what makes each one special, along with tips on what to do when you're visiting.

Corvallis’ downtown is lined with bustling shops and restaurants. You’ll find a good mix of residential and commercial properties. It’s a great area to stay when visiting because of its walkability and close proximity to Oregon State University. Nestled right along the waterfront is the Marriott Courtyard, a contemporary hotel with a bistro, serving breakfast and dinner, along with cocktails. Across from the hotel is Del Alma, a Latin-American restaurant serving tapas and elegant entrees.

Southtown is considered the area south west of 1st through 7th Streets, which borders the Willamette River. Although there are many small enclaves within South Corvallis, Willamette Landing might be the largest neighborhood. You’ll find a mix of 2, 3, and 4-bedroom homes, some with nicely portioned backyards. The Willamette Landing Clubhouse features two pools and a fitness center. You’ll also find pickleball courts and a well-maintained neighborhood park. The South Co-op grocery store and the downtown area are about a five minute drive away.

Located adjacent to the Corvallis Country Club, this is a serene neighborhood in Corvallis. In addition to charming mid-century modern homes built in the 1960’s and ‘70s, you’ll also find some new construction in this mostly residential area. Golfers will rejoice at living within such proximity to the Corvallis Club, which has a championship 18-hole course, along with other amenities such as a fitness center, two full-sized tennis courts, along with dining.

Honored in 2002 under the National Register of Historic Places, the College Hill neighborhood comprises NW Johnson and Polk avenues, Arnold Way, and 36th Street. Featuring over 250 historic homes built from 1916 to 1935, it’s mostly residential and walkable, with tree-lined streets. Nearby restaurants include Lemongrass Noodle House, Jersey Mike’s, and The Downward Dog Campus Cafe.

The Chintimini neighborhood encompasses mostly renters and college-age students because of its walkability and proximity to the OSU campus. The community wraps around Chintimini Park, which features a playground, pickleball and tennis courts. You’re within a nine minute walk to Fred Meyer and have a plethora of dining options.

This peaceful and kid-friendly neighborhood features expansive homes set on a hill, offering panoramic views of the town below. With Timberhill Park and Chip Ross Park nearby, you’ll find plenty of opportunities for enjoying the outdoors. You’re also within a short driving distance to Timberhill Athletic Club and Timberhill Shopping Center. Residents love the quiet surroundings, along with paved sidewalks for walkability.

Located west of downtown, the West Hills and 53rd Street neighborhoods showcase a mix of rural and suburban homes. Because the area is spread out, it features several distinct communities. According to the West Hills Neighborhood Association (WHNA), West Hills borders 35th street to the east, highway 20 to the south, and 56th street to the west, with the railroad tracks marking the north.

The Grand Oaks neighborhood sits adjacent to West Hills, and is approximately 12 minutes from downtown. The development features upscale homes and a clubhouse that provides access to a pool, hot tub, and fitness rooms. The first houses were built in1999 and were eventually completed in 2006. Grand Oaks Apartments, which runs parallel, features one, two, and three-bedroom rental homes.


Whether you’re just visiting or hoping to make Corvallis your home, the good news is that it won’t typically take you longer than 17 minutes to travel from one end of town to the other. Roads are easy to access, and there are diverse grocery stores and shopping areas scattered throughout town.

If you have an extra day or two, be sure to check out our neighboring town of Philomath, which offers a slower pace with less than 6,000 full-time residents. Best known for being a thriving logging epicenter in the early 20th century all the way up until the early 1980’s, it’s also the gateway to Marys Peak, a beautiful mountain offering hiking, biking, and spectacular vistas. Pop into the Dizzy Hen, right on main street for some mouth-watering pastries and a cup of joe. For lunch or dinner, settle in for some beer and a meal at Dirt Road Brewing. You're in good hands - their specialties are beer and handmade pizzas!
